A study of the residential real estate market indicated that the overall market is stable with no general upward or downward trend for the 2021 valuation year. Countywide, residential properties have been stable; however, the last half of 2020 sales indicated an increasing trend in sales of middle to upper middle-class homes. Some areas of residential neighborhoods and farm homesites for the 2021 tax year have been affected due to recent sales of residential properties.
A study of the commercial real estate market indicated that the market is stable with no general upward or downward trend.
A study of the vacant real estate market indicated that the market is stable with no general upward or downward trend.
Values on specific properties may not follow the general trend because of the changes in the property, corrections of descriptive information, or adjustment of value based on sales of similar properties.
